What this article records
The figures below are the index readings and forecasts cited in an earlier market article about 2021 results and 2022 expectations. They are historical. They are not Integrity Title Group’s current market outlook, and they are not advice to buy, sell, or refinance.
Price increases cited for 2021
The article reported year-over-year increases of 18.8 percent on the Federal Housing Finance Agency House Price Index, 18.6 percent on the S&P CoreLogic Case-Shiller U.S. National Home Price Index, and 18 percent in CoreLogic’s Home Price Insights report.
It described the gains as broad: at least 19 percent in each price tier of the CoreLogic index, at least 14.9 percent in every region of the Federal Housing Finance Agency index, and at least 13.3 percent in each of the major metropolitan areas tracked by Case-Shiller.
Supply and the forecasts for 2022
On supply, the article cited Realtor.com for 432,000 new listings nationally in August, 18,000 more than the year before. It also cited a CoreLogic estimate that the single-family market would be short 4.35 million units by 2022.
Most of the forecasts it collected still called for further appreciation in 2022, at a slower pace than 2021. The Home Price Expectations Survey, drawing on more than 100 economists, investment strategists, and housing analysts, called for 5.12 percent. Other figures cited for 2022 were:
- National Association of Realtors: 4.4 percent
- Mortgage Bankers Association: 8.4 percent
- Fannie Mae: 5.1 percent
- Freddie Mac: 5.3 percent
How those forecasts were framed
The article expected 2022 appreciation to remain above a 4.1 percent annual average for the prior 25 years, even as it slowed from 2021. A decision today depends on the current transaction, not on a forecast made for that year.
